What decides it
is the order of the steps.

Copropriétés concentrate on how much the funding is worth. What actually decides a case lies elsewhere: the order in which things are done, who files the application, and the conditions specific to each scheme. We check them for your copropriété before proposing anything.

Four mechanisms that do not change

Some schemes require a qualified firm

Some funding schemes require the study or the works to be carried out by a qualified firm; others do not. The condition depends on the scheme, on the nature of the operation and on the date. We check what applies to your case rather than stating a general rule.

Ask about qualification BEFORE commissioning: depending on the scheme, it may condition the funding.

The study comes before the application

Funding is not applied for on the strength of works, it is applied for on the strength of a study that justifies them. The audit énergétique or the DTG is therefore not an expense added to the project: it is the document that makes it possible to fund it.

Starting the works before the study loses the benefit of the funding.

The copropriété applies, not the individual owner

For the common parts, it is the syndicat des copropriétaires that makes the application, represented by the syndic, after a vote at the assemblée générale. Copropriétaires may separately draw on individual funding, but these are two distinct routes.

The funding timetable has to be aligned with that of your assemblées générales.

The scale of the works changes the regime

Schemes generally distinguish single measures from a whole-building renovation that addresses several elements and aims at an overall gain. The second is better supported, because it produces a lasting result where a single measure can be cancelled out by the other defects of the building.

It is one more argument for planning rather than acting element by element.
